average life-span of a PVC electrical cable is approximately 20 years. It is advisable for flat owners to replace the electrical wirings to their flat when the life-span is over or when the conditions have deteriorated.

Ceiling Leakage

What is wrong
Ceiling leakage refers to the penetration of water from the upper floor unit onto
the lower floor unit ceiling, through the concrete floor slab. This usually occurs in wet areas such as toilets and bathrooms.

Possible cause
Usage and deterioration of materials over time.

Responsibilities for repair
Ceiling leakage can be classified into
three types:
• Ceiling leakage at top most floor flat
In this case, the leakage is from the roof of the block. The roof is part of the common property maintained by the Town Council. For ceiling leakage in flats at the
top most floor, the flat owners may contact the Town Council maintaining their block for repairs
to the ceiling leakage.

• Ceiling leakage between upper and lower floor flats
The floor slab between the upper and lower floor flats is a party structure. Under the lease, the upper and lower floor flat owners shall be jointly responsible for the
repair of the party structure. They shall jointly engage a contractor to repair the ceiling leakage and share the repair costs.

• Ceiling leakage at void deck
The void deck is part of the common property managed and maintained by the Town Council. For ceiling leakage at the void deck, the Town Council and the upper floor flat owner shall jointly engage a contractor to repair the ceiling leak and share the repair costs.

Getting it fixed
Engage a repair contractor to carry out appropriate rectification works. The repair works generally involve the following steps:
• remove floor tiles, screed, pedestal pan, etc.
• clean surface of loose particles.
• fill areas around pipes with non-shrinkable grout.
• apply good quality waterproof membrane onto hacked surfaces with upturn and allow it to set, based on manufacturer’s instructions.
• lay new layer of waterproof screed.
• install floor tiles, pedestal/squat pan.
• check with lower floor flat owner that the ceiling leakage has ceased.

A tap usually leaks when the washer is worn out.

How to replace washer
To change the washer, turn off the ball valve below the wash basin or stop cock located next to the water sub-meter in a clockwise direction to cut off the water supply.

• Remove the plastic cap on top of the tap and the screw by using a screw driver.
• Remove the handle.
• Loosen the spindle by using a spanner in a anti-clockwise direction.
• Remove the spindle.

Loose fittings
Fittings, such as tap washers and joints, can come loose over time.

Corrosion
Unlined galvanised iron pipes generally corrode after five or six years of use.

Overflow
Float valves which are faulty or misaligned can cause overflow in water tanks and cooling towers. Water tanks and cooling towers should not normally overflow.

You may have a leak if:
The meter continues to run when all taps and fittings are turned off.
- Water consumption is unusually high.
- The ground over buried pipes is damp.
- There is an unexplained flow of clear water.
- Water is rust coloured.
- The water pressure drops.
- Steam is seen rising from pipes.

Note that overflowing or leaking cooling towers are seldom noticed because overflow pipes are sometimes connected directly to sewers, concealing discharge.

If any of these happen:
1. Shut off the water supply.
2. Get a licensed water service worker to repair the leak by replacing the pipe or fittings

Spalling concrete refers to minor cracks and bulges on the concrete cover ofceilings. This is caused by the corrosion of steel bars embedded in the concrete slab over a period of time.

What is wrong
The minor cracks and bulges on the ceilings may eventually cause the concrete cover to dislodge, exposing the steel bars embedded in the floor slab.

Possible cause
Natural deterioration process called carbonation.

Getting it fixed
Engage a contractor to carry out appropriate repair works which generally involve the following steps:
• remove the concrete at the “spalled” areas to expose the steel bars.
• clean the exposed steel bars and apply rust inhibitor.
• apply bonding agent to affected surface.
• patch up the hacked area using polymer modified cement mortar or epoxy mortar.
• paint affected area to match the surroundings.

Preventive measures
• Paint ceiling regularly every 3 to 5 years to slow down the carbonation
process.
• Check ceiling regularly and seal holes/cracks so as to prevent ingress of moisture and oxygen, the presence of which would cause the embedded steel bars in the concrete to corrode.
• Keep level of humidity down in wet areas like the toilets/bathrooms by opening doors/vents.

Components
• The common waste trap used for the wash basin and kitchen sink in HDB flats is the “Bottle trap”.

Possible cause
• Chokes are caused by solid matter or hardened grease in the bottle trap.

What you will need
• Wire hook/thin stick.

How to clear the chokes
• Detach the lower section of the trap by twisting it open (anti-clockwise).
• Remove the solid matter with a wire hook or a thin stick. Flush water to clear the remaining waste.
• If the obstruction is in the pipe, remove the cleaning eye cap.
• Use a wire hook or thin stick to remove the solid matter in the pipe.
• Screw (clockwise) the lower section of the trap back in position.

When evaluating a home you are considering buying, it is easy to get caught up in the visual aspects of the home. Water pipes are just one unseen area you remember to inspect.

Water Pipes ? Drip, Drip, Drip

Alright, I?ll admit right away water pipes are not exactly the most glamorous aspect of a home. In fact, water piping in most homes is more than adequate to keep you in hot showers while you live there and take care of all your water needs. If there is a problem with the interior water pipes, however, you are in for a very costly and disruptive experience.

The main issue with water pipes on the interior of a home is their location. It is easy to forget about them because they are primarily hidden behind the walls of the house. While this is good from a visual perspective, it quickly becomes a negative if a pipe starts leaking or, god forbid, actually bursts inside a wall. Leaks lead to rot and mold problems that can effect the health of you family. A burst pipe leads to flooding, new carpets, rebuilt walls and large bills.

When evaluating the water pipes in a home, keep in mind the following issues.

1. Copper ? The best piping material for water pipes is copper. It will last forever and is resistant to hard deposit build ups which can impact the amount of water flowing through the pipes. Copper pipes are also the sign of a quality construction effort as they tend to be more expensive than alternatives.

2. PVC ? If you see PVC water pipes anywhere other than on the sprinkler system or from the main street line to the house, red flags should wave before your eyes. The presence of PVC piping is an indication of an owner doing the piping themselves, as most construction companies will not use PVC. In a majority of locations, such use of PVC is outright illegal. Do not buy a home with PVC piping in the walls! Ever!

3. Iron Piping ? For a long time, iron piping was pretty much the standard in home construction. There is nothing particularly wrong with using such piping with one exception. Iron piping is susceptible to water and will rust over time. If you find this grey, metal piping in the home, find out when it was put in and check for rust. Iron piping should last roughly 30 years without any major problems. If replacements must be made, go with copper.

The pipes moving water around the interior of a home may seem uninteresting. Your attitude, however, will change if one of them bursts in the middle of the night.

Leaking in the toilet is very common and sometimes undetectable, worst of all you could be wasting gallons of water!! Here is a tip you can use to detect the leak.

Tip:
Drop some food coloring into the tank and check about 15-20 minutes later to see if the coloring has leaked into the bowl. If the water is clear, then you do not have a leak. However, if you detect colouring in the bowl then you have a leak.
